Restoration & Suitability

Can you really coat over an existing TPO or EPDM roof?

Yes, with 7001 Primer. Single-ply membranes are low-surface-energy polymers that polyurea will not bond to directly; the primer is the intermediary that makes it work. Membranes vary by manufacturer and by how they have weathered, so run a test patch and pull test on the actual roof before you mobilize.

When is a roof too far gone to restore?

When the deck or the insulation below the membrane is wet or failed, when the membrane has released from the deck over large areas, or when structural elements are compromised. A coating bonds to what is there — it does not reattach a roof that has let go. We will tell you honestly when a job is a tear-off.

Does it fix ponding water?

Membrane alone does not — it will hold water out, but the ponding is still there and it accelerates dirt accumulation and coating wear. To actually fix drainage, spray roofing-grade foam first, built up at the low spots and tapered to the drains, then membrane over it. Foam is the only roofing insulation that lets you correct slope without a custom board taper package.

What about hail?

In hail-exposed regions specify FJ1 at 60–80 mil rather than the standard membrane build. It is a higher-build polyurea with greater tear strength that absorbs impact energy instead of crazing. The elastomeric nature of polyurea helps here in a way that rigid coatings cannot match.

Performance & Longevity

Is OR-80SLM approved for hurricane zones?

OR-80SLM Silver Lining Membrane carries Miami-Dade approval, which is the reference standard specifiers and insurance carriers ask about in high-wind regions. Ask us for the approval documentation and we will send it with the technical data sheet.

What about wind uplift?

A sprayed membrane is fully adhered across its entire area rather than held by fasteners or ballast. There is no perimeter edge for wind to get under, no fastener pattern to fail progressively, and nothing to billow. That is a structural advantage of the application method, not just a product claim.

Will it fade or chalk?

Aromatic polyurea chalks and fades in direct sun over time. It is cosmetic — waterproofing, adhesion, and physical properties are unaffected. Where long-term appearance matters, or where a reflective white surface has to stay white for an energy calculation, specify an aliphatic topcoat and we will include it in the system.

Can it be repaired or recoated later?

Easily, and that is one of the strongest practical arguments for it. A damaged area is cleaned, abraded, primed, and resprayed, and the repair becomes part of the same monolithic membrane. When the roof eventually needs a refresh, it gets another coat rather than another tear-off.

Application, Cost & Supply

What equipment does this take?

A plural-component proportioner with a heated hose — Graco Reactor E-20 or E-30 class or equivalent — plus the practical logistics of getting material and hose onto a roof. The primer applies by roller, brush, or sprayer with no special equipment. If you are new to plural-component work, talk to us before buying a rig.

How does the cost compare to replacement?

Meaningfully lower on a roof that qualifies for restoration, and the comparison is bigger than the material number: no tear-off labor, no disposal, no deck exposure, no operational disruption, and a maintenance budget line instead of a capital request. On a roof that genuinely needs replacement, coating it is not a bargain — it is a delay.

How much material does a roof take?

At 100% solids, one gallon yields 1,604 mil-sq-ft — roughly 27 sq ft per gallon at a 60-mil spec. Add for surface texture, overspray, and the extra passes at details and terminations. Send us the square footage and the substrate and we will run it properly.

Can I get this under my own brand?

Yes. WatchGuard is Oak Ridge's private-label brand and the full roofing line is available as WatchGuard or under your own name, with technical data sheets, safety data sheets, and approval documentation included. Roofing contractors, supply houses, and RV service centers all do this.
